Letter of Intent — Real Estate Purchase

I am writing to submit a non-binding offer to purchase the property located at 1720 N Gulick Ave, Decatur, IL 62526 (MLS / listing reference CFR-HC20G2BB8TGFBR) on the terms outlined below.

Purchase price: $54,897 (asking $54,897). I am happy to share the underlying assumptions.

Earnest money deposit: $549 to be deposited with title within 3 business days of mutual acceptance.

Financing: Conventional, 25.0% down, 30-year fixed. Pre-qualification letter to be provided within 5 business days; financing contingency of 21 days.

Contingencies:
