Purchase price: $1,047,200 (asking $1,190,000). This figure is supported by our underwriting analysis of cash-flow-positive financing at prevailing rates; I am happy to share the underlying assumptions.

Earnest money deposit: $10,472 to be deposited with title within 3 business days of mutual acceptance.
