Monthly / annual cash flow

Cash flow = rent left over after ALL costs including the mortgage (mortgage + taxes + insurance + vacancy + maintenance + management). Monthly cash flow × 12 = annual. Positive = the property pays you each month; negative = it costs you to hold.
