Terms of Service
These Terms of Service ("Terms") govern your access to and use of CashFlowRE (the "Service"). By creating an account or using the Service you agree to these Terms. If you do not agree, do not use the Service.
1. The Service
CashFlowRE aggregates publicly available and third-party real-estate data and presents analytical estimates — cap rate, cash-on-cash return, DSCR, rent and cash-flow projections, and related scores — to help you evaluate properties. The Service is an information and analysis tool only.
2. Not financial, investment, legal, or tax advice
All figures, scores, rent estimates, and projections are estimates generated by models and may be inaccurate, incomplete, or out of date. They are not financial, investment, legal, appraisal, or tax advice and are not a guarantee of any outcome. Do your own due diligence and consult qualified professionals before making any purchase or investment decision. You are solely responsible for your decisions.
3. Accounts
You must provide accurate information, keep your credentials secure, and are responsible for activity under your account. You must be at least 18. We may suspend or terminate accounts that violate these Terms.
4. Subscriptions & payments
Some features require a paid pass or subscription, billed through our payment processor (Stripe). Prices and plan terms are shown at checkout. One-time passes grant access for a fixed period; subscriptions renew until cancelled. Except where required by law, payments are non-refundable. You can manage or cancel via the billing portal.
5. Acceptable use
You agree not to: (a) scrape, crawl, harvest, or bulk-download data from the Service or its APIs; (b) use bots, automated scripts, or circumvent rate limits, access controls, or the registration wall; (c) resell, redistribute, or create a competing dataset or product from our data; (d) attempt to disrupt, overload, reverse-engineer, or gain unauthorized access to the Service; or (e) use the Service unlawfully. The ranked listings, scores, and analytics are our proprietary output and are licensed to you for your own personal, internal evaluation only.
6. Third-party data
Listing, sale, school, and market data originate from third-party and public sources and remain subject to their terms. We do not warrant its accuracy or completeness and are not responsible for third-party content.
7. Intellectual property
The Service, its software, scoring methodology, and presentation are owned by CashFlowRE and protected by law. We grant you a limited, revocable, non-exclusive, non-transferable license to use the Service per these Terms.
8. Disclaimers & limitation of liability
The Service is provided "AS IS" and "AS AVAILABLE" without warranties of any kind. To the maximum extent permitted by law, CashFlowRE is not liable for any indirect, incidental, consequential, or special damages, or for any losses arising from your reliance on the Service or its estimates. 9. Changes & termination
We may modify the Service or these Terms; material changes will be posted here with an updated date, and continued use constitutes acceptance. We may suspend or terminate access at any time for violation of these Terms.
