null Century Village West Palm Beach is an age restricted (+55 yrs) active adult community with 24 hour security and manned gated entrances. Century Village is situated on 29 acres just East of Florida's Turnpike with its two secure gates, one located on Okeechobee Blvd. and East Drive, and another on Haverhill Road and Century Blvd. The Village boasts 7,854 units in 356 buildings with 309 associations (corporations). There is no master association which is unique in the state of Florida. Rather, the United Civic Organization (UCO) acts as an advisory group to the associations which send delegates to UCO meetings. The community newspaper is the UCO Reporter which is operated by the UCO Board. The clubhouse is not owned by the associations, but by Beneson Capital Partners in New York, and is managed by WPRF, Inc. The Clubhouse features amenities such as; barber, beauty parlor, fitness center, library, card and activity rooms, as well as an indoor pool. The newly remodeled 1209-seat theater hosts current run movies and live entertainment. Free private bus transportation within the village as well as frequent trips to shopping venues and other activities outside of the village. There are fifteen pools ensuring everyone has the possibility of living within walking distance to a pool. Other activities include billiards, tennis, shuffleboard, sailing, biking, canoeing or just riding around in your golf cart. There is even an on-site drug store, limited medical services and free ambulatory services. Century Village is close to the Palm Beach International Airport, Florida's Turnpike, I-95, the Intracoastal waterway, and our pristine world famous beaches. Also close to City Place, our downtown entertainment, dining , and shopping hot-spot. The restoration of the clubhouse (which was damaged by Hurricane Frances) took many months and approximately 6 million dollars to complete. Most impressive is that this renovation required no special assessments to the members. The building is now complete and boasts a magnificent theater offering live shows by well-known entertainers and current run movies. There is a large party room with a large dance floor and stage, card room, meeting rooms, hobby and craft rooms, billiard room, sewing room, music room, two exterior swimming pools and one indoor heated saltwater swimming pool, as well as shuffleboard, handball, bocce and racquet ball courts. This beautiful new building was completely remodeled, upgraded and rebuilt to current code, including impact windows so there is no need for hurricane shutters on the building. In addition to the clubhouse there is a large fitness center in the Hastings section of the Village that has free weights, exercise classes, various exercise machines, a resistance pool and a regular swimming pool where water aerobics are offered. Throughout the Village there are a number of satellite pools, tennis courts and the courtesy bus system which takes residents throughout the Village as well as to nearby stores, malls, restaurants, houses of worship and various excursions. While there are no restaurants in the Village there is a Walgreen's Drug Store, a hair salon and a doctor's office.

What this means for you Summary

Snapshot

  • This is a 1-bed/1.0-bath condo listed at $69k.

Deal economics

  • At list price, monthly cash flow is $124 ($1k/yr) — positive.
  • The deal already cash-flows at list — no discount required.
  • Meets the 1% rule at list price ($1k rent vs $69k).
  • Recommended offer: $61k (12.0% below list) — sets the bar for market timing.

Location & tenants

  • Location reads 70/100 on livability (#430 in FL) — a middle-class / working-renter tenant base. Strengths: crime A+, cost of living A+, health & safety A+; Watch: schools F, amenities F, commute F.
  • Palm Beach (suburban): math 46% / reading 53% proficiency, ranked #34 of 73 in FL (top 47%) — families likely to look elsewhere, expect single-tenant / working-renter base with shorter leases.
  • Market conditions: Rents flat; 473 active listings in the ZIP; 40 comparable units currently listed for rent nearby; rentals at typical pace (median 24d on market — plan ~3-4 weeks tenant-placement turnaround); 3,974 units permitted in Palm Beach County in 2024 (1,012 in 5+ unit buildings).
  • This rent runs 33% of the median local income ($52k/yr) — at the standard rent-burdened threshold; future hikes will face affordability resistance.

Forward outlook

  • Local home prices are declining (-3.0%/yr); year-one equity from $477 of loan paydown is wiped out by about $2k of value loss. Plan a longer hold.
  • Palm Beach County population projected at +30% by 2050 — long-run rental-demand tailwind backs the buy-and-hold thesis.

Negotiation context

  • It's been on market 128 days — a 12% lower offer ($61k) is reasonable based on typical stale-listing flexibility.
  • 5 sale attempts since 11y ago; this cycle's ask is 5208% above the opening price — seller raised mid-cycle; expect resistance to lowballs.
  • Current owner paid $18k; list at $69k implies a 273% gain — meaningful room to come down on a strong offer.

Risks & watch-outs

  • Watch-outs: HOA is 36% of rent.
  • Climate carrying-cost: severe wind risk, 99% chance of damaging wind over 30y; extreme-heat days projected 7→26/yr by 2055 (HVAC capex compounding) — expect insurance premiums to compound above CPI over the hold.
Recommended offer $60,720 (12.0% below list)

Questions for the listing agent

  1. It's been on market 128 days. Have you received any prior offers? Is the seller open to a 12% concession, seller financing, or rate buy-down credit?
  2. Built in 1970 — when were the roof, HVAC, electrical panel, plumbing, and water heater last replaced?
  3. What does the HOA fee cover, when was the last increase, and are there any pending special assessments or reserve-fund shortfalls?
  4. Any open or pending special assessments — roof, HVAC, plumbing, elevator, façade? What's the per-unit balance and payoff schedule, and is the seller paying it off at close or rolling it to the buyer?
  5. Why hasn't it sold? Are there any deal-killer items the seller is aware of (foundation, flood, title, zoning, code violations)?
  6. Is there a deadline driving the sale (1031 exchange, divorce, estate, relocation)? That informs how much negotiation room exists.
  7. Schools are F-rated, which usually means shorter tenancies and higher turnover. Who's the typical renter profile here, and what's been the actual vacancy rate?
  8. What's the average days-on-market for RENTAL listings here right now (not sales)? A rising rental-DOM trend means longer vacancies and softer asking-rent achievability than the comps imply.
  9. What's the recent tenant-quality profile in this submarket — average credit score on applications, eviction rate, late-payment / NSF rate, and stable-employment percentage? A property-management company in the area should have these aggregated.
  10. How much new apartment / multifamily construction is in the pipeline within 1–3 miles? Heavy new supply (>2% of stock underway) typically softens rents 12–24 months out; light construction supports rent growth.

For passive investors: Depreciation is non-cash, so a rental often shows a tax loss while cash-flowing — sheltering income. Rental losses are passive: they offset passive income freely, and up to $25,000/yr can offset ordinary (W-2) income if you actively participate and your MAGI is under $100k (phasing out to $0 by $150k); unused losses carry forward. On sale, claimed depreciation is recaptured at up to 25%, and gains may owe capital-gains tax (a 1031 exchange can defer both). Figures are a year-1 estimate at your 24.0% rate — not tax advice; consult a CPA.
